The Best Schools In Sydney’s Eastern Suburbs
It’s no secret that many buyers put a good local school on their list of non-negotiables when they’re searching for a property.
And Sydney’s Eastern Suburbs are home to some of the most sought-after schools in the city – public and private, primary and high school.
School catchments for public primary schools can have an impact on buyer’s decision making and therefore on property prices. But you may also be surprised how much impact close proximity to good private schools, which don’t select by catchment areas, can also have on property prices.
School catchments really do matter
Glenmore Road Public School has developed a great reputation in recent years. This year our team has sold two homes almost directly opposite it: 252 Glenmore Road and 246 Glenmore Road. In both cases, we had strong interest from young families as buyers were quick to see the appeal of guaranteed entry into one of the area’s most popular schools.
We’ve also had great interest in 49 Cambridge Road which is just a hop skip and jumps away from Glenmore Road Public.
So does walkability
But it’s not only school catchments that matter to buyers. Walkability matters too, and that includes walkability to the good private schools in our area.
It was families with daughters who were most attracted to a gorgeous home we recently listed at 41 Darling Point Road: the main reason being that it backs directly onto The Ascham School. The chance to reduce the commute to this high performing girls school to a matter of seconds was a significant factor in the property’s appeal.
Increasingly, we’re noticing that people see the benefit in being able to let their kids walk to school instead of spending 40 minutes or an hour commuting. We see the same effect on properties with family appeal from buyers in suburbs around Scots, Cranbrook, Kambala and Kincoppal Rose Bay.

If you’re selling, does your agent understand your catchment area?
School catchments shouldn’t just be on the radar for buyers. Sellers with family-friendly homes should be aware of their impact. And when you’re choosing an agent it’s important to ask how they will make the most of your school zone and its proximity to independent schools when promoting the property to families.
